These Terms & Conditions (“Terms”) govern the use of the website, products, and services provided by FOCUSSTUDIO360 FOR COMMERCIAL PHOTOGRAPHS PRODUCTION (“Focus Studio 360”, “we”, “our”, or “us”).
By accessing our website, requesting a quotation, placing an order, purchasing a service, or using any content, virtual tour, photograph, video, floor plan, visualization, or related deliverable provided by Focus Studio 360, you agree to be bound by these Terms & Conditions.

Focus Studio 360 operates under a valid Dubai Department of Economy and Tourism (DET) E-Trader licence.

2. Services
Focus Studio 360 provides services including but not limited to:
- Off-Plan 360 Virtual Tours
- Matterport Scanning
- Digital Twins
- Photography
- Videography
- Floor Plans
- Virtual Staging
- Property Marketing Visualizations
- Related Media Production Services
We reserve the right to modify, suspend, discontinue, or refuse any service at our sole discretion.
3. Orders and Acceptance
Submission of an enquiry, form, quotation request, email, WhatsApp message, or other communication does not constitute acceptance of a project.
A project shall be deemed accepted only when Focus Studio 360 confirms acceptance and/or receives payment.
All quotations, timelines, estimates, service descriptions, and availability remain subject to confirmation.
4. Payment Terms
Unless otherwise agreed in writing:
- Full payment is required before work commences.
- Payments may be accepted through bank transfer, credit card, payment gateways, Ziina, or other approved methods.
- Focus Studio 360 reserves the right to withhold delivery until full payment has been received and cleared.
Failure to make payment may result in suspension, cancellation, withholding of deliverables, or termination of services.
5. Refund Policy
All payments made to Focus Studio 360 are final.
To the fullest extent permitted by applicable law:
- No refunds shall be provided.
- No partial refunds shall be provided.
- No credits shall be issued.
- No refunds shall be provided for completed, partially completed, delivered, hosted, downloaded, or accessed services.
Client cancellation does not create any entitlement to a refund.
Any exception shall be solely at the discretion of Focus Studio 360.
6. Property Access and Client Responsibilities
The client is solely responsible for:
- Obtaining property access
- Obtaining permissions from owners, tenants, landlords, developers, building management, community management, security personnel, or any third party
- Ensuring safe access to the property
- Ensuring all required approvals have been obtained
If access is denied, delayed, restricted, unavailable, or interrupted for any reason beyond the control of Focus Studio 360, no refund shall be provided.
Projects may be rescheduled at our discretion.
A rescheduling fee of AED 100 may apply.
7. Delivery Timelines
Estimated delivery times are:
Off-Plan Virtual Tours
Within approximately 4 hours during normal business hours.
Matterport / Secondary Property Tours
Same-day delivery, typically by the end of the business day.
Photography and Videography
Approximately 3 business days.
Delivery times are estimates only and are not guaranteed.
Delays shall not create any entitlement to refunds, compensation, or damages.
8. Revisions
Focus Studio 360 does not provide complimentary revisions, alterations, modifications, redesigns, or updates unless expressly agreed in writing.
If an error attributable solely to Focus Studio 360 is identified, Focus Studio 360 may, at its sole discretion, correct the error without charge.
9. Intellectual Property Rights
Off-Plan Virtual Tours
All copyrights, ownership rights, intellectual property rights, source files, designs, renders, visualizations, virtual tours, floor plans, and related content remain the exclusive property of Focus Studio 360.
Clients receive a limited, non-exclusive, non-transferable licence to use the purchased virtual tour for legitimate marketing and promotional purposes.
Clients may:
- Share tour links with prospective customers
- Embed tours on their websites
- Use tours on social media
- Use tours on Bayut, Property Finder, Dubizzle, and similar portals
Clients shall not:
- Resell the tour
- Redistribute the tour
- Sublicense the tour
- Modify the tour
- White-label the tour
- Transfer access to other brokers
- Share the tour with third parties for commercial reuse
Focus Studio 360 reserves the right to license the same off-plan virtual tour to multiple brokers, agencies, developers, and authorized users.
No exclusivity is granted unless expressly agreed in writing.
Secondary Property Services
Upon full payment, ownership of the final delivered photographs, videos, and Matterport tours created specifically for a client’s secondary property transfers to the client.
However, Focus Studio 360 retains the right to display samples of completed work in its portfolio, website, presentations, and marketing materials unless confidentiality is requested in writing before project commencement.
10. Portfolio Rights
Unless otherwise agreed in writing before commencement of the project, Focus Studio 360 may display completed work on:
- Website
- Social Media
- Marketing Materials
- Sales Presentations
- Advertising Campaigns
- Case Studies
- Promotional Content
11. Virtual Tour Hosting
Focus Studio 360 may use third-party hosting providers for virtual tour delivery and hosting.
Secondary Properties
One month of hosting is included.
Additional hosting may be charged at AED 50 per month per property.
Off-Plan Virtual Tours
Hosting may be provided for the duration determined by Focus Studio 360.
Hosting availability is not guaranteed.
Clients acknowledge that hosting services rely on third-party infrastructure.
Focus Studio 360 shall not be responsible for:
- Hosting interruptions
- Service outages
- Platform downtime
- Data loss
- Third-party failures
- Connectivity issues
- Hosting provider decisions
12. Measurement Disclaimer
Any measurements, dimensions, floor plans, area calculations, spatial representations, layouts, or visual references provided by Focus Studio 360 are approximate and intended solely for illustrative purposes.
Clients, buyers, tenants, investors, and third parties should independently verify all measurements before making decisions.
Focus Studio 360 accepts no liability for inaccuracies, discrepancies, or measurement-related claims.
13. Off-Plan Visualization Disclaimer
All off-plan virtual tours, renders, floor plans, walkthroughs, and visualizations are artistic impressions created by Focus Studio 360 for marketing and presentation purposes only.
These visualizations are prepared using information, marketing materials, plans, and specifications supplied by developers, brokers, or third parties.
Such visualizations do not represent final construction specifications, dimensions, materials, finishes, views, layouts, amenities, project features, or actual delivered products.
Actual completed properties may differ substantially.
Buyers and investors should rely solely on information provided by the developer and official sales documentation.
Focus Studio 360 shall not be liable for any discrepancy between visualizations and completed projects.
14. Developer and Trademark Disclaimer
Focus Studio 360 is an independent media and visualization company.
Any developer names, project names, trademarks, logos, images, references, or branding displayed within our website, virtual tours, marketing materials, or demonstrations remain the property of their respective owners.
Their appearance does not imply endorsement, affiliation, partnership, authorization, sponsorship, or approval by the respective developer unless expressly stated.
15. Limitation of Liability
To the fullest extent permitted by law:
Focus Studio 360 shall not be liable for:
- Loss of profits
- Loss of revenue
- Loss of commissions
- Loss of business opportunities
- Lost sales
- Indirect damages
- Consequential damages
- Incidental damages
- Special damages
- Reputational damage
- Data loss
- Hosting interruptions
- Third-party service failures
Under no circumstances shall the total liability of Focus Studio 360 exceed the amount actually paid by the client for the specific project giving rise to the claim.
16. Force Majeure
Focus Studio 360 shall not be liable for delays, interruptions, cancellations, or failures caused by circumstances beyond its reasonable control, including:
- Internet outages
- Hosting provider outages
- Government restrictions
- Utility failures
- Natural disasters
- Fire
- Flood
- Epidemics
- Building access restrictions
- Security restrictions
- Labour shortages
- Third-party software failures
- Payment processor failures
- Telecommunications failures
17. Marketing Communications
By submitting information through our website, forms, email, WhatsApp, telephone, social media, or other communication channels, you consent to receive communications from Focus Studio 360 including:
- Service updates
- Quotations
- Project communications
- Customer support
- Marketing communications
- Promotional offers
You may request to opt out of marketing communications at any time.
18. Privacy
Collection and processing of personal information shall be governed by our Privacy Policy.
19. Governing Law
These Terms & Conditions shall be governed by and interpreted in accordance with the laws of the United Arab Emirates.
20. Jurisdiction
Any dispute arising from these Terms, the website, or services provided by Focus Studio 360 shall be subject to the exclusive jurisdiction of the courts of Dubai, United Arab Emirates.
21. Changes to These Terms
Focus Studio 360 reserves the right to amend, modify, or update these Terms at any time.
Updated versions shall become effective upon publication on our website.
Continued use of our website or services constitutes acceptance of the revised Terms.
